Why use a Real Estate Buyer's Representative?

A real estate Buyer's representative exclusively represents the Buyer who is purchasing a property in a real estate transaction. The Buyer's representative works for, and owes fiduciary responsibilities to, the real estate Buyer and has the Buyer's best interests in mind throughout the process. The Buyer's Representative has the obligation to advocate for the Buyer. Most real estate agents in Wisconsin represent the property Sellers interests while working with real estate Buyers. Real estate agents are permitted to assist Buyers conclude their real estate purchases when, in actual fact, the agent is representing the interests of the property Seller. This permitted system of real estate interaction is customary in Wisconsin. However, there's a better way. Buyer's can achieve a higher level of real estate services by hiring a Buyer's Representative.

It's important for the Buyer to discuss compensation with the Buyer's representative at the time of the initial interview. In many cases it's recommended that the Buyer and the Buyer's representative agree to the terms of compensation prior to viewing properties, and sign a written agreement based on those terms. The agreement should spell out the responsibilities of both parties throughout the process.

As your Buyer Representative we deliver the following services:

Evaluate your specific needs and wants and locate properties that fit those specifications. Assist you in determining the amount you can afford (pre-qualify). Assist you with the process of pre-approval. Show you properties in your price range and in the neighborhoods you specify. Assist in viewing properties -- accompany you on the showings, or preview the properties on your behalf to insure that the identified specifications are met. Research the selected properties to identify any problems or issues to help you make an informed decision prior to drafting an Offer to Purchase for the property. Advise you on structuring an Offer to Purchase for the selected property. This includes analysis of an overall strategy of the negotiating process. Present your Offer to the Seller's agent and the Seller on your behalf. Negotiate on your behalf to help obtain the identified property - we advocate in your behalf. We're on your side. We represent your interests. Assist in securing financing for the selected property. Provide a list of potential qualified vendors (i.e. movers, attorneys, inspectors, etc.) if these services are needed. Most important, we fully-represent you and your real estate interests through out the real estate transaction, closing & conveyance.
